Our commitment

This accessibility statement applies to the website at www.trentestateagents.co.uk, which is operated by Trent Estate Agents Limited, trading as Trent Estate Agents ("we", "us" and "our").

We want as many people as possible to be able to use our website, and to be able to buy, sell, let and rent property through us whatever their circumstances. Moving home is demanding enough without the website standing in the way. We are committed to making our website accessible in accordance with the Equality Act 2010, and we work towards the Web Content Accessibility Guidelines (WCAG) version 2.2 at level AA as the standard against which we measure ourselves.

As a private company we are not subject to the Public Sector Bodies (Websites and Mobile Applications) (No. 2) Accessibility Regulations 2018, but we have chosen to adopt the same framework for this statement because it is clear, recognised and gives you a proper basis on which to hold us to account.

03

How accessible this website is

The website has been built to allow you to:

01
change colours, contrast levels and fonts using your browser or device settings;
02
zoom in up to 300% without the text spilling off the screen or the layout breaking;
03
navigate most of the website using a keyboard alone, with a visible focus indicator on links, buttons and form fields;
04
navigate most of the website using speech recognition software;
05
listen to most of the website using a screen reader, including the most recent versions of JAWS, NVDA and VoiceOver, with headings, landmarks and link text written so that they make sense when read aloud;
06
read property particulars and guides in plain language, with headings, short paragraphs and descriptive link text;
07
complete our valuation, registration and contact forms with labelled fields and clear error messages; and
08
use the website on a mobile telephone or tablet in either orientation.

Images that convey information carry text alternatives, and decorative images are marked so that screen readers skip them. Videos we produce ourselves carry captions. Colour is never the only means of conveying information. The site does not use content that flashes.

AbilityNet publishes advice on making your device easier to use if you have a disability, at mcmw.abilitynet.org.uk.

Known limitations

We know that some parts of the website are not yet fully accessible. We list them here candidly, with what we are doing about each:

LimitationWhy it arisesWhat we are doing
Property photographs may carry generic text alternatives (for example "kitchen") rather than a full description of the roomListings are prepared in our property software and published through an automated feed; the software does not currently allow a detailed description for every photographWe are reviewing the feed with our software provider. Full written particulars for every property are available on request in any format, and our staff will describe a property to you by telephone.
Floor plans are images and are not readable by screen readersFloor plans are produced as graphics by third party providersWe will provide room dimensions and a description of the layout in text on request.
Embedded maps on property and area pages rely on Google Maps, whose controls are not fully keyboard accessibleThe map is provided by a third party and we do not control its codeEach property page states the full address and nearest transport links in text, so the map is not the only way to find the location.
Some downloadable documents, including our client money protection certificate and older PDF documents, are not fully accessibleThey were produced as scanned or image based PDFsWe are replacing image based PDFs with accessible versions. Any document is available in an alternative format on request.
Reviews pulled through from Google, and embedded social media content, may not meet WCAG 2.2 AAThis content is displayed through third party widgetsThe content is supplementary. We are reviewing whether to replace the widgets with text based versions.
The cookie banner and certain platform components are provided by Wix and may contain accessibility issues we cannot change directlyThe website is built on the Wix platformWe monitor Wix's own accessibility improvements and raise issues with them. Wix publishes its own accessibility statement for its platform.

Feedback and alternative formats

If you cannot access any part of the website, or need information in a different format, such as large print, easy read, audio or a plain text document, please tell us. We will provide it, or arrange to deal with your enquiry in another way, within five working days, and sooner where the matter is urgent.

We welcome reports of accessibility problems. If you find something on the website that is not listed in this statement, or you think we are not meeting the requirements of the Equality Act 2010, please let us know using the details above so that we can put it right.

06

Reasonable adjustments to our service

Accessibility is not only about the website. We will make reasonable adjustments throughout our service for anyone who might otherwise be at a disadvantage, including because of age, disability, infirmity, a health condition, bereavement, lack of familiarity with the property process, or because English is not their first language. Adjustments we commonly make include: conducting business by telephone, video call or in person rather than online; sending documents by post or in large print; allowing additional time to read and sign documents; arranging viewings at a pace and time that suits you; explaining documents in plain terms; accepting instructions through a representative with your written authority; and arranging an interpreter or a British Sign Language interpreter where needed. Our Complaints Procedure contains the same commitment.

Please tell us what you need. You do not need to explain why.

07

Enforcement

The Equality and Human Rights Commission is responsible for enforcing the Equality Act 2010 in England, Scotland and Wales. If you are not satisfied with how we respond to a complaint about accessibility, you may contact the Equality Advisory and Support Service, which is the first point of contact for individuals:

A complaint about our estate agency or lettings service more generally may be referred under our Complaints Procedure to The Property Ombudsman or to the Property Redress Scheme, as applicable.

08

Technical information

The website is built on the Wix platform and is published at www.trentestateagents.co.uk. Property listings are supplied through a feed from our property management software. We aim to meet the Web Content Accessibility Guidelines version 2.2 at level AA. The website is partially compliant with that standard, because of the limitations listed in section 3.

Content provided by third parties that is neither funded nor developed by us, nor under our control, including embedded maps, review widgets, social media content and portal feeds, is outside the scope of our testing, although we take it into account when choosing suppliers and we will raise problems with them.

09

Testing and review

The website was tested before launch by our website developer using automated tools (including the WAVE evaluation tool and Lighthouse) and manual checks with keyboard only navigation, screen magnification and a screen reader, on a sample of pages representing each template: the home page, a property search page, a property details page, a service page, a guide, a form page and this statement.

We test new templates and significant changes before they are published, and we repeat the full test at least once a year. This statement was prepared on the date shown on the first page and will be reviewed at the same time as the annual test, or sooner if the website changes materially.
