About these terms and who we are

These terms of use (the "Terms") govern your use of the website at www.trentestateagents.co.uk, including every page, feature, download and listing made available through it (the "Website"). Please read them carefully before using the Website. By using the Website you confirm that you accept these Terms and agree to comply with them. If you do not agree, you should not use the Website.

The Website is operated by Trent Estate Agents Limited, trading as Trent Estate Agents ("we", "us" and "our"), a company registered in England and Wales under company number 15095323, with its registered office at 16 The Triangle, NG2 Business Park, Nottingham, NG2 1AE. Our VAT registration number is 447 5995 36. You can contact us by telephone on 0333 3444 035, by email at info@trentestateagents.co.uk or by post at the registered office.

We are members of The Property Ombudsman (membership T10145) for sales and of the Property Redress Scheme through UKALA for lettings, or such other scheme as we subscribe to from time to time. Our client money is protected through the UKALA Client Money Protection scheme. We are registered with HM Revenue and Customs for anti money laundering supervision under registration XVML00000190450 and with the Information Commissioner's Office under registration ZB590896. Details of our fees, redress schemes and regulatory information are published on the Website.

03

Other terms that apply

The following also apply to your use of the Website and are incorporated into these Terms by reference:

01
our Privacy Policy, which explains how we use personal data collected through the Website and otherwise;
02
our Cookie Policy, which explains the cookies and similar technologies the Website uses; and
03
our Complaints Procedure.

These Terms govern the use of the Website only. They do not govern the provision of our estate agency, lettings, property management or sourcing services, which are provided under a separate written agreement with each client. If there is any conflict between these Terms and a written agreement between you and us, the written agreement prevails.

Nothing on the Website constitutes an offer by us to provide services, and no contract for the provision of services is formed by your use of the Website, by submitting a form or by registering with us. A contract for our services is formed only when we and you sign, or otherwise expressly agree in writing, our terms of business for the relevant service.

04

Using the Website

The Website is made available free of charge for your personal, non commercial use, and for use by businesses and professionals in considering whether to use our services or in dealing with a property we are marketing. We do not guarantee that the Website, or any content on it, will always be available or uninterrupted. We may suspend, withdraw, discontinue or change all or any part of the Website without notice, and we will not be liable to you if for any reason the Website is unavailable at any time or for any period.

You are responsible for making all arrangements necessary for you to have access to the Website, and for ensuring that anyone who accesses the Website through your internet connection is aware of these Terms and complies with them.

The Website is directed at people in the United Kingdom. We do not represent that content available on or through the Website is appropriate for use or available in other locations, and anyone who accesses the Website from elsewhere does so on their own initiative and is responsible for compliance with local law.

Where the Website allows you to save favourite properties, set up property alerts or register your requirements, the information you provide must be accurate and kept up to date. We may remove saved searches and registrations that have been inactive for twelve months, as explained in our Privacy Policy.

If we provide you with a user identification code, password or other piece of information as part of our security procedures, you must treat it as confidential and must not disclose it to any third party. We may disable any such code or password at any time if, in our reasonable opinion, you have failed to comply with these Terms.

05

Property particulars and listings

The Website displays particulars of properties that we are instructed to sell or let, including descriptions, photographs, floor plans, measurements, maps, Energy Performance Certificate ratings, asking prices and rents (the "Particulars"). The Particulars are prepared with reasonable care, in accordance with our obligations under the Consumer Protection from Unfair Trading Regulations 2008 and the Digital Markets, Competition and Consumers Act 2024, and on the basis of information supplied to us by the seller or landlord and our own inspection.

The Particulars are intended to give a fair and general description of the property. They are not intended to be relied upon as statements or representations of fact, and they do not form part of any offer or contract. In particular:

01
measurements, areas and distances are approximate and are given for guidance only, and photographs may have been taken with a wide angle lens and may show only part of the property or its grounds;
02
floor plans are for illustration only and are not to scale;
03
we have not tested any appliance, service, fitting, heating system or equipment and cannot verify that it is in working order or fit for purpose;
04
references to tenure, lease terms, ground rent, service charges, council tax band, boundaries, rights of way, planning permission, building regulations approval and the condition of the property are given on the basis of the information available to us and have not been verified by us; and
05
a property described as available may have been sold, let, withdrawn or reduced in price before the Website is updated, and an asking price or rent is not an indication of the price or rent that will be accepted.

Prospective buyers and tenants must satisfy themselves, by inspection, survey, enquiry and the advice of their own solicitor, surveyor and other advisers, as to the correctness of every statement in the Particulars before entering into any commitment. Nothing in this clause limits any right you have under consumer protection law.

Where a property is marketed by the modern method of auction or is subject to a reservation fee, buyer's premium or other charge payable by the buyer, the Particulars will state this. You should read the relevant terms carefully before bidding or making an offer.

Where the Website states "material information" about a property, including the price or rent, tenure, council tax band, the presence of restrictive covenants or other matters, we have done so to the best of our knowledge and belief from the sources available to us at the time. If you believe any Particulars are inaccurate, please tell us so that we can correct them.

06

Valuations, guides and other information

A market appraisal or valuation provided through the Website, by telephone or in person is an opinion of the likely marketing price or rent for a property, given in our capacity as estate and letting agents for the purpose of marketing. It is not a formal valuation for mortgage, secured lending, taxation, probate, matrimonial or any other purpose, and it does not guarantee the price or rent that will be achieved. An online estimate produced automatically from public data, where offered, is a guide only and should not be relied upon for any purpose without an appraisal of the property itself.

The Website contains guides, articles and answers to common questions about buying, selling, letting and investing in property, including information about tax, licensing, the Renters' Rights Act 2025 and the obligations of landlords who live outside the United Kingdom. This content is provided as general information only. It is not legal, tax, financial or investment advice, it is not tailored to your circumstances, and it may not reflect the latest changes in the law. Each guide carries a last reviewed date. You should obtain professional advice before acting on anything you read, and you should not rely on the content as a substitute for that advice.

Figures, fees and comparisons published on the Website were correct, to the best of our knowledge, on the date stated against them. Our own fees are stated inclusive of VAT at the prevailing rate unless otherwise stated. Fees quoted for other agents or third parties are taken from their published material and may change.

07

Connected businesses

Trent Estate Agents is one of a group of connected businesses. Trent Law Solicitors (Trent Law Ltd) is a firm of solicitors authorised and regulated by the Solicitors Regulation Authority. Trent Finance Ltd is an appointed representative of Dragon Brokers Limited, trading as The Dragon Network, which is authorised and regulated by the Financial Conduct Authority. Trent Notary Ltd provides notarial services. Each is a separate company and a separate provider of its own services.

Where the Website refers to conveyancing, mortgage or notarial services available through a connected business, it does so in accordance with section 21 of the Estate Agents Act 1979, which requires us to disclose a personal interest. No referral fee is paid between the companies. You are free to instruct any solicitor, mortgage adviser or notary you choose, and no part of our service is conditional on your instructing a connected business. Estate agency and lettings work is not regulated by the Solicitors Regulation Authority and is not covered by the Legal Ombudsman or the SRA Compensation Fund.

Nothing on the Website is a financial promotion or an invitation to enter into any mortgage or other regulated financial arrangement. Any reference to mortgage services is a factual description only. Your home may be repossessed if you do not keep up repayments on a mortgage or other loan secured on it.

08

Intellectual property

We are the owner or the licensee of all intellectual property rights in the Website and in the material published on it, including the text, guides, photographs, floor plans, videos, logos, trade marks, design, layout, software and the selection and arrangement of its content. Those works are protected by copyright, trade mark and other laws of the United Kingdom and around the world. All such rights are reserved.

You may print one copy, and may download extracts, of any page of the Website for your personal use, and you may draw the attention of others within your household or organisation to content posted on the Website. You must not modify the paper or digital copies of any materials you have printed or downloaded, and you must not use any photographs, floor plans, video or graphics separately from the accompanying text. Our status, and that of any identified contributor, as the author of content must always be acknowledged.

You must not use any part of the content on the Website for commercial purposes without a licence from us or our licensors. In particular, you must not reproduce property photographs, floor plans or descriptions on another website, portal or publication, and you must not use automated means (including scraping, crawling, data mining or screen capture tools) to extract listings or other data from the Website, save to the extent that search engines are permitted to index it.

The name Trent Estate Agents, the Trent name and logo, and the names and logos of our connected businesses are our trade marks or those of the connected business concerned. They may not be used without prior written permission.

09

Acceptable use

You may use the Website only for lawful purposes. You must not use the Website:

01
in any way that breaches any applicable local, national or international law or regulation, or that is unlawful or fraudulent, or has any unlawful or fraudulent purpose or effect;
02
to send, knowingly receive, upload, download, use or re-use any material that does not comply with section 9 of these Terms;
03
to transmit, or procure the sending of, any unsolicited or unauthorised advertising or promotional material or any other form of similar solicitation;
04
to knowingly transmit any data, or send or upload any material, that contains viruses, trojan horses, worms, time bombs, keystroke loggers, spyware, adware or any other harmful programs or similar computer code designed to adversely affect the operation of any computer software or hardware;
05
to make enquiries, book viewings or submit offers in respect of property that you have no genuine intention of buying or renting, or in the name of another person without their authority; or
06
to attempt to gain unauthorised access to the Website, the server on which it is stored, or any server, computer or database connected to it, or to attack the Website by means of a denial of service attack or similar.

A breach of this section may be a criminal offence under the Computer Misuse Act 1990. We will report any such breach to the relevant law enforcement authorities and will co-operate with them by disclosing your identity to them. Your right to use the Website will cease immediately on any such breach.

10

Content you submit

Where the Website allows you to submit content, for example by completing a form, leaving a review or feedback, uploading a document, or interacting with us through social media, you must ensure that the content is accurate, is your own or you have the right to submit it, and complies with the law and these Terms. Content must not be defamatory, obscene, offensive, discriminatory, threatening, in breach of confidence or of another person's rights, or likely to mislead.

You retain ownership of the content you submit, but you grant us a non exclusive, royalty free, perpetual and worldwide licence to use, store, copy and publish it for the purposes for which it was submitted, and, in the case of reviews and testimonials, to publish it on the Website and in our marketing with your name as you have given it. We may moderate, edit for length or remove content at our discretion. Reviews pulled through from Google or other platforms are governed by the terms of that platform.

We are not responsible for content submitted by other users, and the views expressed in such content do not represent our views or values.

11

Links to and from the Website

The Website contains links to other websites and resources provided by third parties, including property portals, our connected businesses, regulators, local authorities, HM Revenue and Customs, government guidance and social media platforms. Those links are provided for your information only. We have no control over the content of those websites and accept no responsibility for them or for any loss or damage that may arise from your use of them. Property listings on the Website may be displayed through a feed supplied by a third party, whose availability we do not control.

You may link to our home page, provided that you do so in a way that is fair and legal and does not damage our reputation or take advantage of it. You must not establish a link in such a way as to suggest any form of association, approval or endorsement on our part where none exists, and you must not frame the Website on any other website. We reserve the right to withdraw linking permission without notice.

12

Changes to the Website and to these Terms

We may update and change the Website from time to time to reflect changes to our services, our users' needs and our business priorities, and we may remove content at any time. Content on the Website may be out of date at any given time, and we are under no obligation to update it.

We may amend these Terms at any time by publishing the amended version on the Website with a new review date. Every time you wish to use the Website, please check these Terms to ensure that you understand the terms that apply at that time. Your continued use of the Website after a change is published constitutes acceptance of the amended Terms.

13

Our liability

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited by the law of England and Wales. Nothing in these Terms affects your statutory rights as a consumer, including under the Consumer Rights Act 2015.

If you are a consumer, the Website is provided for domestic and private use. You agree not to use the Website for any commercial or business purpose, and we have no liability to you for any loss of profit, loss of business, business interruption or loss of business opportunity. We are responsible to you for foreseeable loss or damage caused by our breach of these Terms or our negligence, but we are not responsible for any loss or damage that was not foreseeable when you began using the Website.

If you are a business user, we exclude all implied conditions, warranties, representations and other terms that may apply to the Website or any content on it, and we will not be liable to you for any loss or damage, whether in contract, tort (including negligence), breach of statutory duty or otherwise, even if foreseeable, arising under or in connection with the use of or inability to use the Website, or the use of or reliance on any content displayed on it, including any indirect or consequential loss and any loss of profits, sales, business, revenue, anticipated savings, goodwill or data.

The content on the Website is provided for general information only. It is not intended to amount to advice on which you should rely, and we exclude liability for any loss arising from reliance on it to the fullest extent permitted by law. Our liability in respect of our estate agency, lettings and other services is governed by the written agreement under which those services are provided, not by these Terms.

14

Viruses and security

We do not guarantee that the Website will be secure or free from bugs or viruses. You are responsible for configuring your information technology, computer programs and platform to access the Website, and you should use your own virus protection software.

You must not misuse the Website by knowingly introducing viruses, trojans, worms, logic bombs or other material that is malicious or technologically harmful, and you must not attempt to gain unauthorised access to the Website, the server on which it is stored or any server, computer or database connected to it. We will report any breach to the relevant law enforcement authorities and will co-operate with them by disclosing your identity to them.

15

General

If any provision of these Terms is found by a court or competent authority to be invalid, unlawful or unenforceable, that provision will be severed and the remainder of the Terms will continue in full force and effect.

No failure or delay by us in exercising any right under these Terms will operate as a waiver of that right, and no single or partial exercise of any right will preclude any further exercise of it.

These Terms are between you and us. No other person has any right to enforce any of their terms under the Contracts (Rights of Third Parties) Act 1999.

We will not be responsible for any failure to perform, or delay in performing, any of our obligations under these Terms that is caused by events outside our reasonable control.

16

Governing law and jurisdiction

These Terms, their subject matter and their formation (and any non contractual disputes or claims) are governed by the law of England and Wales.

If you are a consumer, you and we both agree that the courts of England and Wales have jurisdiction, except that if you are resident in Scotland you may also bring proceedings in Scotland, and if you are resident in Northern Ireland you may also bring proceedings in Northern Ireland. Nothing in these Terms deprives you of the protection of any mandatory provision of the law of the country in which you are resident.

If you are a business, you and we both agree that the courts of England and Wales have exclusive jurisdiction.

17

Contact and complaints

If you have a question about these Terms or the Website, or wish to report content that you believe is inaccurate or infringes your rights, please contact us at info@trentestateagents.co.uk or on 0333 3444 035.

If you wish to make a complaint about our service, our Complaints Procedure, published on the Website, explains how to do so and how, if the complaint is not resolved, you may refer it to The Property Ombudsman or to the Property Redress Scheme, as applicable, free of charge.

These Terms were last reviewed on the date shown on the first page.
