Nottingham City Council has operated selective and additional licensing since 1 December 2023. The councils around it run their own, mostly lighter, regimes. Mandatory HMO licensing, for larger house shares, applies everywhere in England. We verify the current position with the relevant council before you rely on it, because schemes are consulted on and changed.

The boundaries matter more than the names. Sherwood and Mapperley in particular straddle the city line, so two landlords on the same road can face different rules, and West Bridgford, despite every letterhead in NG2 saying Nottingham, is in Rushcliffe and outside the City schemes entirely. An address gives us the answer in minutes; an area name only gives an assumption. Every area on this page is within easy reach of our office, and our team works across all of them as a matter of course; none is an outpost.
The licensing table is not trivia, it is arithmetic. A licensed property in the City carries an application fee to the council, licence conditions with real penalties, and a renewal every five years; two miles south in Rushcliffe the same house needs no local licence at all. Yields that look identical on a portal are not identical after licensing, and our sourcing and appraisal work prices this in from the start. If you are buying to let and comparing areas, ask us for the licensing position before you offer, not after.
If it is in or around Nottingham, Nottinghamshire or the Erewash borough, almost certainly: the full list is on this page. Send us the address and you will get a straight yes or no, and if we are not the right agent for it we will say so.
It depends on which council governs the address, not on the word Nottingham in it. Nottingham City runs selective and additional licensing in designated areas; Rushcliffe, including West Bridgford, runs neither. Send us the address and we will confirm the position with the council before you rely on it.
No. West Bridgford is in Rushcliffe, which operates no selective or additional licensing scheme, so only mandatory HMO licensing under national law applies there. Nottingham City's schemes stop at the boundary.
Because Long Eaton, Sandiacre and their neighbours function as part of the Nottingham market, minutes from our patch, and we can service them properly. We claim the borough we genuinely work, not the county beyond it.
