Free valuation

A market appraisal with us is free, carries no obligation, and ends with a figure in writing together with the evidence behind it: what has actually sold or let near you, at what price, and how your property compares. It takes about forty-five minutes. You will not be pressured to sign anything on the day, because an instruction won by pressure is usually lost by it a month later.

What happens at the appraisal

We walk the property with you, ask what you are trying to achieve and by when, and talk through anything that will affect the price or the letting, from condition to tenure to licensing if it is a rental. Within two working days you receive the figure in writing, the comparable evidence, and our written fee: 0.8% with a £1,800 minimum for a sale, or the lettings tier that fits, from £600. If we think you should not sell yet, or that auction or a different route would serve you better, the letter says that too.

Selling or letting, tell us which

The same visit can appraise for sale, for letting, or both, which is worth having if you are weighing the two. For a rental we also set out the compliance position, including whether the address falls inside a licensing area, which in this city depends on which council governs your street. Questions we are asked

Is the valuation really free, and am I committed to anything? +

Yes and no respectively. The appraisal, the written figure and the evidence cost nothing, and you are free to do nothing with them, instruct us, or instruct someone else. Our fee only ever arises if you instruct us and we complete.

How is this different from an online estimate? +

An online estimate averages your postcode. We stand in the rooms, compare your property against what has genuinely sold or let nearby, and put our name to a figure in writing. One of these is worth negotiating from.

Can you appraise for sale and for rent at the same visit? +

Yes, and if you are weighing the two options it is the best way to do it: one visit, both figures, both fee structures in writing, and an honest view on which route fits your circumstances.
