Sell a commercial property

Selling a shop, office, industrial unit or development site through us costs from 1.5% of the sale price with a £2,400 minimum, plus a marketing fee from £300. Every figure includes any VAT, and the exact rate is agreed in writing before marketing begins, because a tenanted parade and a vacant lock-up are not the same job.

What we sell

01
Shops, takeaways and retail units, vacant or with the business trading.
02
Offices and industrial premises, vacant or income producing.
03
Commercial investments with tenants in place, sold on their numbers: passing rent, lease terms and the strength of the covenant.
04
Land and development opportunities, marketed with the planning position stated plainly.

A building with a flat or other residential space above is a mixed use property, which has its own page, Sell a mixed use property, because two markets meet in one title and the strategy differs. A let house or licensed HMO is residential stock and is sold from the Sell your home page.

How a commercial sale is marketed

A commercial buyer wants the numbers before the photographs. For an investment we assemble the pack first, from documents rather than assertions: the lease, the rent, the repair obligation, the covenant. For a vacant unit the audience is occupiers as well as investors, and the marketing says plainly what the premises can trade as. Offers are qualified for funding before you take one seriously, and the sale is progressed weekly to completion alongside the solicitors.

We are estate agents, not chartered surveyors. Where a sale needs a formal RICS valuation, for a lender, a pension scheme or a court, we instruct a RICS surveyor and their fee is quoted to you separately before they start. Where what is being sold is a company or its shares rather than the property itself, that is corporate work: Trent Law's business and commercial team handles it, and we will introduce you rather than pretend it is an agency job.

Selling commercial property also raises VAT questions, the option to tax among them, and where a tenanted building is sold the transfer of a going concern question sits behind the price. Those deserve advice rather than a brochure line: Trent Law can advise, and we flag the question early so it never surprises you at exchange.

Questions we are asked

What do you charge to sell a commercial property? +

From 1.5% of the sale price with a minimum of £2,400, including any VAT, together with a marketing fee from £300 payable on instruction, which is deducted from the agency fee on completion and is not refunded if the sale does not proceed. The exact rate is agreed in writing before marketing begins and depends on the property and the work involved.

Can you sell my unit with the tenant in place? +

Yes. A tenanted commercial property is an investment sale, marketed on its lease, its rent and its covenant, and it often achieves more with the income in place than vacant. The VAT and transfer of a going concern questions are flagged early, with Trent Law Solicitors advising.

Do you do RICS valuations? +

No, and we say so rather than blur it. Where a formal RICS valuation is required we instruct a RICS surveyor for you, and their fee is quoted separately before any work starts.

What if the sale is actually of my company rather than the building? +

Then it is a share sale, which is corporate legal work rather than estate agency. Trent Law Solicitors' business and commercial team deals with it and we will introduce you directly.
