Conveyancing

We do not do conveyancing, and we do not pretend to: Trent Law Solicitors does, from the same building, and our clients pay 10% less than the price its own calculators quote. There is no agency fee on this page at all. Get your figure in two minutes from the calculator on Trent Law's residential conveyancing page, or its commercial page for business property, and take 10% off the legal fee if you are our client. Disbursements, the costs third parties charge, are not ours and not discountable.

How the pricing works

Trent Law prices conveyancing from published calculators rather than from a phone call, so you can see the fee before anyone has your number. The 10% reduction for our clients applies to the legal fee on a sale, a purchase, or both, and it is unconditional: it does not depend on using any other service of ours, and our agency fee is identical whether you instruct Trent Law or any other firm.

Commercial and business property work, leases, transfers of going concerns and company matters among them, is quoted individually through Trent Law's business and commercial team, with the same 10% reduction for our clients on the legal fee.

02

Why an agent and a conveyancer in one building matters

Sales rarely collapse over the survey; they collapse over silence, an enquiry unanswered for three weeks while the chain loses faith. When the agent progressing the sale and the conveyancer running the file share a corridor, silence does not happen. That is the practical case for instructing Trent Law on a sale we are handling, and it is the only pressure you will get from us on the subject.

03

The disclosed position

Trent Estate Agents Limited and Trent Law Solicitors are separate businesses in common ownership. We disclose that connection to every client, as our Code of Practice and the law require, and no referral fee passes between the companies in either direction: the 10% is a genuine reduction, not a rebate of a commission you never see. Trent Law Solicitors is authorised and regulated by the Solicitors Regulation Authority. You are free to instruct any conveyancer you choose, and every service we provide is priced the same whether you do or not.

Questions we are asked

How much will my conveyancing cost? +

The calculators on Trent Law Solicitors' residential and commercial conveyancing pages give the figure for your transaction, and our clients pay 10% less than the calculated legal fee. Disbursements, such as search fees and Land Registry fees, are third party costs and are charged at cost.

Is the 10% conditional on anything? +

No. It applies because you are our client, full stop. It does not require you to take a mortgage through Trent Finance or any other service, and our agency fee does not change whether you use Trent Law or a different firm.

Do you get paid for recommending Trent Law? +

No referral fee passes between the companies in either direction. The firms are in common ownership, which we disclose to every client, as our Code of Practice and the law require, and the 10% reduction is the whole of the arrangement.
