LettingLet Only

Let Only

Let Only costs £600, including any VAT, with no ongoing fee. For that we market the property, conduct the viewings, reference the tenant and any guarantor, run the Right to Rent checks, prepare the tenancy agreement, collect the first rent and deposit, protect the deposit and check the tenant in. Then the tenancy is yours to run. It is the right service for a landlord who wants professional tenant selection and a lawful start, and intends to do the rest personally.

What stays with you, stated plainly

Everything after check in: collecting the rent, chasing arrears, repairs, gas and electrical safety renewals, smoke and carbon monoxide alarm compliance, inspections, the deposit at the end, and the statutory notices if things go wrong. That list is not padding, it is the legal exposure of running a tenancy, and the fines for getting licensing or safety wrong run to five figures. If you want any single piece of it handled, every item is available at a published price on the Landlord services and fees page; if you find yourself wanting most of the list, Fully Managed at 10% is the honest answer.

Questions we are asked

Is £600 really the whole fee? +

For the tenant find, yes: £600 including any VAT, no ongoing percentage, and no renewal fee when the same tenant stays. Additional services, an inventory or a gas certificate for example, have published prices you only pay if you order them.

Who holds the deposit? +

It is protected in a government approved scheme within 30 days with the prescribed information served on the tenant, which we do as part of the setup. Getting this wrong costs a landlord up to three times the deposit, so it is not the corner to cut.

What happens when the tenant stops paying, or I need possession? +

Under Let Only that is yours to manage, but you are not alone: possession notices and proceedings are available through Trent Law Solicitors at the prices published on our Landlord services and fees page, and you can move to a managed tier at any time.
