Rent Collection

Rent Collection costs a £600 setup fee, then 8% of the rent, including any VAT. It is everything in Let Only, plus the money side handled professionally for the life of the tenancy: we collect the rent each month, chase it the moment it is late, and send you a statement you can pass straight to your accountant. You keep the property management; we make sure the income behaves like income.

Why arrears chasing belongs with an agent

Most arrears are not villainy, they are drift: a changed job, a missed standing order, an awkwardness the landlord does not want to press because the relationship is personal. An agent removes the awkwardness. The tenant deals with a professional process rather than a neighbourly one, the paper trail builds itself from day one, and if matters ever escalate to notices or proceedings, through Trent Law Solicitors at published prices, the file is already in order. Repairs, inspections, safety renewals and the end of tenancy remain with you under this tier; if you would rather they did not, Fully Managed adds them for 2% more.

Questions we are asked

What does Rent Collection cost? +

£600 setup, then 8% of the rent collected, both including any VAT. On a rent of £1,000 a month the ongoing fee is £80 a month.

What exactly do you do when the rent is late? +

We contact the tenant the first working day it is missed and keep chasing, in writing, until it is paid, keeping you informed throughout. The correspondence builds the evidence a court would need if it ever came to that, which is usually exactly why it does not.

Do I still handle repairs and inspections? +

Yes, under this tier the property itself stays with you: repairs, safety certificates, inspections and the end of tenancy. When you want those handled too, Fully Managed at 10% is the tier built for it.
