| Tier | Setup fee | Ongoing fee | In one sentence |
|---|---|---|---|
| Let Only | £600 | None | We find, reference and check in the tenant, then you run the tenancy |
| Rent Collection | £600 | 8% of the rent | We also collect the rent, chase arrears and send a monthly statement |
| Fully Managed | £600 | 10% of the rent | We run the whole tenancy: repairs, inspections, the check out and the deposit |
| Overseas Landlord Management | £600 | 12% of the rent | Fully managed, plus HMRC's Non-Resident Landlord Scheme and licence holding |
Let Only suits the landlord who lives locally, knows the compliance calendar and wants to run the tenancy personally: you are buying tenant quality, not ongoing service. Rent Collection suits the landlord who is happy to manage the property but wants the money side handled professionally, with arrears chased the week they arise rather than after an awkward phone call. Fully Managed suits anyone who wants the asset to perform without becoming a second job, and it is what most of our landlords choose. If your usual home is outside the UK, Overseas Landlord Management is the only tier we offer you, because distance changes the legal position, not just the convenience.
Marketing, accompanied viewings, tenant and guarantor referencing, Right to Rent checks, the tenancy agreement, deposit protection and check in are inside every tier, including Let Only. The full inclusion grid, every additional service and every price is on the Landlord services and fees page, published in full, because a landlord comparing agents deserves a schedule rather than a brochure.
Since 1 May 2026 tenancies are periodic, section 21 has gone, rent rises follow the statutory notice once a year, and possession stands on evidenced grounds. None of this is a crisis for a well run tenancy; all of it punishes guesswork. Our lettings team works one floor from Trent Law Solicitors, and it shows in how tenancies are set up: right documents, right dates, right notices, first time.
A £600 setup fee on every tier, including any VAT. Then nothing further on Let Only, 8% of the rent on Rent Collection, 10% on Fully Managed, or 12% on Overseas Landlord Management. Every additional service has a published price on our Landlord services and fees page.
Yes. Landlords most often step up from Let Only to Fully Managed once they have experienced a mid-tenancy repair from a distance. We move you without a new setup fee for the same tenancy.
No, and it is worth understanding why rather than shopping for the cheaper number. A landlord whose usual home is outside the UK brings HMRC's Non-Resident Landlord Scheme obligations that fall on the agent, and often a licensing question, since a licence holder must usually reside in the UK. The 12% tier exists because that work is real, and it includes both.
