| What it adds to Rent Collection | Repairs handled, periodic inspections with a written report, the compliance calendar kept, check out, deposit negotiation and an annual appraisal |
Periodic tenancies and evidenced possession grounds have made record keeping the landlord's best defence and worst chore. Under full management the records keep themselves: every inspection, notice, repair and payment sits on one file, maintained by an agency that works one floor from a firm of solicitors. If a tenancy goes wrong, the file is the case; if it never does, the file is why.
On a rent of £1,000 a month, full management costs £100 a month. One mishandled deposit dispute, one missed gas renewal or one month of unchased arrears costs more, and a tribunal or licensing penalty costs far more. We publish the whole price list on the Landlord services and fees page so you can do the arithmetic yourself, which is more than any brochure will let you do.
£600 setup, then 10% of the rent, both including any VAT. On £1,000 a month rent, £100 a month. Additional works, a gas certificate or an inventory for example, are at the published prices on our Landlord services and fees page and only when used.
No. You pay the contractor's actual cost, and works above an agreed authority limit are approved by you before they are instructed. Our published prices apply only to work we do ourselves, and they are on the fees page for you to read before you sign anything.
Periodically through the tenancy, with a written and photographed report to you each time, and immediately when something reported suggests a closer look. The first inspection is early in the tenancy, when habits are being formed.
A check out inspection against the inventory, proposed deductions evidenced and negotiated with the tenant, and any dispute taken through the deposit scheme's free resolution service. Then the property is re-marketed, and because the same file has run the tenancy, the void is usually short.
