SellingSell your home

Sell your home

Selling your home through us costs 0.8% of the sale price, subject to a minimum of £1,800, including any VAT, payable on completion. A marketing fee from £300 is payable when you instruct us; it funds the photography, floor plan and marketing of your home, and it is deducted from the agency fee on completion, so it is an advance on our fee rather than an addition to it. If the sale does not proceed, the marketing fee is not refunded. There is nothing else: no withdrawal fee under our standard terms, and no surprises on completion. We publish our fees because you should not have to invite an agent into your living room to find out what they charge.

The fee, worked through

On a £150,000 sale the minimum applies and you pay £1,800. On a £300,000 sale you pay £2,400. On a £500,000 sale, £4,000. The percentage and the minimum meet at £225,000: below that the minimum governs, above it the percentage does. Each figure sits alongside the marketing fee, from £300 depending on the property, quoted in writing before you instruct us and already counted within your final invoice. The agency fee itself is agreed in writing before we market, is payable on completion, and 0.8% of whatever the sale price turns out to be is 0.8% of it, whether that is above or below the appraisal.

02

What your fees pay for

The marketing fee funds the first two items; the agency fee covers the rest, and nothing on this list is charged again.

01
A market appraisal with a written figure, and the evidence for it.
02
Professional photography, a floor plan and an energy performance certificate arranged if you need one.
03
Listing on the major portals and this site, and matching against our applicant register, including registered buyers waiting for your street.
04
Accompanied viewings, with feedback the same week.
05
Negotiation by someone whose instruction is your best price, with every offer reported to you in writing.
06
Sale progression to completion, chasing solicitors, lenders and the chain, which is where one sale in three normally falls over.
03

The part very few agents can offer

Trent Law Solicitors works from the same building. If you instruct them for the conveyancing you pay 10% less than their published calculator price, and your agent and your conveyancer can settle a problem across a desk rather than a week of voicemails. You are free to use any solicitor you like, our fee does not change either way, and we receive no referral fee: we disclose the connection to every client, as our Code of Practice and the law require.

04

What to ask any agent before you sign

Put these seven questions to every agent you interview, including us. The answers separate the professionals from the listing services.

01
What is your fee, in pounds, on my likely sale price, including VAT?
02
Is there a tie-in period, and what does it cost me to leave?
03
Who conducts the viewings, and what happens with the feedback?
04
Who progresses the sale after the offer, and how often will I hear from them?
05
What did the last three properties you sold near me actually achieve against the asking price?
06
Sole agency or sole selling rights, and can you explain the difference?
07
If I am unhappy, which redress scheme do I complain to?
05

How a sale runs

Appraisal and written fee first. Marketing goes live once you approve the photographs and the description. Viewings are accompanied and feedback reaches you the same week. Offers come to you in writing with our assessment of the buyer's position, because a proceedable buyer at a fair price usually beats a higher offer from someone in a chain that has not formed. From acceptance to completion we chase every party weekly, and you hear from us whether or not there is news.

Questions we are asked

What does it cost to sell my home with you? +

0.8% of the sale price, subject to a minimum of £1,800, including any VAT, payable on completion. A marketing fee from £300 is payable when you instruct us and is deducted from the agency fee on completion, so the total you pay is the agency fee and no more. On a £300,000 sale the agency fee is £2,400. Both figures are agreed in writing before marketing begins.

Are there any other charges? +

No. The marketing fee is an advance on the agency fee, not an addition to it, and it covers the photography, floor plan and listing. The agency fee covers viewings, negotiation and sale progression to completion. If you need an energy performance certificate we can arrange one and tell you the cost before you commit.

Do I have to use your solicitors? +

No. Trent Law Solicitors is part of our group, and our clients get 10% off its fee, but you may instruct any conveyancer you choose and our fee is identical either way. We disclose the connection to every client and no referral fee passes between the companies.

How quickly can you get my home to market? +

Typically within a week of instruction. Before marketing can begin we must verify your identity and complete the anti-money laundering checks the law requires of every estate agent; with those done, the appraisal, the photography and your approval of the listing are the only steps between signing and going live.
