The Tenant Fees Act 2019 limits what a tenant can be asked to pay. The main payments you may be asked for are set out below.
| Payment | The legal position |
|---|---|
| Rent | As agreed in the tenancy agreement. Under the Renters' Rights Act 2025 we can require no more than one month's rent in advance |
| Tenancy deposit | Capped at five weeks' rent where the annual rent is below £50,000. Protected in a government approved scheme within 30 days |
| Holding deposit | No more than one week's rent, and it counts towards your first payment when the tenancy goes ahead |
| Late rent | Interest only, at 3% above the Bank of England base rate, and only once rent is more than 14 days overdue |
| Lost keys | The reasonable, evidenced cost of replacement |
| Changes you request to the tenancy | Capped at £50 unless the landlord's reasonable costs are shown to be higher |
Before a tenancy is offered we take references covering identity, income and previous tenancies, and we carry out the Right to Rent check the Immigration Act 2014 requires of every adult who will live at the property. Neither costs you anything. If a reference needs a guarantor we will say so before you commit, not after.
A holding deposit is only at risk if you withdraw, fail a Right to Rent check, or give false or misleading information. If the landlord withdraws, it comes back to you in full.
Since 1 May 2026 the Renters' Rights Act 2025 has applied to tenancies in England. Your tenancy is periodic rather than fixed term, section 21 no notice evictions have been abolished, rent can be increased no more than once a year using the statutory notice, and you have the right to request a pet, which the landlord cannot unreasonably refuse. We manage every tenancy on that footing.
Your deposit is protected in a government approved scheme within 30 days and you receive the prescribed information telling you where. At the end of the tenancy, deductions have to be agreed or resolved through the scheme, never simply taken.
Where we fully manage the property, we are your point of contact rather than the landlord: repairs are reported to us, we instruct the contractor, and the gas, electrical and other safety records are kept current by us. Where we only found the tenant, we tell you plainly at the start that the landlord manages the tenancy, and we give you their contact details, so you always know who to call.
Five weeks' rent at most, where the annual rent is under £50,000. It is protected in a government approved scheme within 30 days and you will be told which one.
Only once a year, and only by the statutory notice procedure under the Renters' Rights Act 2025. You can challenge an increase at the tribunal if you believe it is above market rent.
You have the right to ask, and since 1 May 2026 the landlord cannot unreasonably refuse. Ask us before you apply and we will put the request to the landlord properly.
If we manage the property, us, and we instruct the repair. If we only found the tenant, the landlord manages the property and we make sure you have their details from day one.
