A chain is a line of dependent sales that all must exchange together, and it is the single biggest source of risk in an English house sale: roughly one agreed sale in three fails before exchange, and chains cause most of the failures. A chain cannot be eliminated, but it can be managed, and the difference between a managed chain and an abandoned one is usually the difference between completing and starting again.

Why chains break

Someone was never proceedable: a buyer whose own sale was not really agreed, or whose funds were hope rather than money.

Timing drift: one link's mortgage offer expires while another link's searches crawl, and the slowest party sets everyone's pace.

A renegotiation ripples: a survey result three links away becomes a price demand that travels the whole chain.

Silence: nobody speaks to the whole chain, so nobody sees the failure coming until a link has already gone.

What managing a chain actually means

Mapping it on day one: every link, every agent, every solicitor, every lender, written down and rung weekly. Qualifying hard at the start, because the cheapest time to lose a bad buyer is before acceptance. Watching the calendar, because mortgage offers and searches have lifespans and a chain that outlives them re-enters the queue. And communicating whole chain news honestly in both directions, because parties who understand a delay wait, and parties kept in the dark walk.

This is standing weekly work, and it is the least visible part of what our fee buys on the Sell your home page. Where a chain is fragile, there are structural answers too: a sale by auction removes the chain entirely for the right property, and a buyer using The Complete Move compresses the gaps between agent, solicitor and lender because all three sit in one building.
